Mobile Home Park Investing

Hello everyone,

I am currently looking at possibly investing in Mobile home parks. Is anyone have experience in investing in these types of investment? Does anyone know of possible resources or know of one, I can contact to find out more info on how to assess these types of investments? Do any of you know of sites that I can access to get general info on mobile home park investments (how to calculate their invesment potential, what to look for, financing)

    Wow, You've asked for a seminar! Do you have any specific questions as to a specific park for sale? Are you a qualified buyer or do you need to be "creative"? This is a good site for all of it but a general question such as that is gonna be a hard one to pin down.

    When looking for a park look for a diamond in the rough (just like other forms of RE investing).

    There is a post in the forum from a person who is trying to get out of a MH that they own in a park that is going down hill fast (or so they say).

    Hence a possible lead on a badly managed park would be to contact the other person to find out how to contact the park.

    As a general rule contact some folks with MHs for sale that are in a park and see what you can learn about the park. Approaching the park owner when the place is not already listed could lead to a good deal (not or later).

    A great website to find commercial RE available, nationwide, is NCE's site, www.nce1032.org.

    NCE is National Council of Exchangors, a commercial org of pretty knowledgeable comm. brokers and agents, and a lot of listings here are properties of those B/As themselves..

    Generally speaking, NCE B/As are definitely interested in helping a buyer with creative financing.
