Mobile Home Investment
hi everyone:
I was planning to make some investment in the mobile home area. When I checked up with the park managers they said I could buy a mobile home and live in it but I coud neither rent it out nor do buying and selling in their area.
Does anyone have any ideas on this issue ?

Thanks for the input. Yes, you can
buy a home and live in it and then sell it whenever you like. But you are not allowed to buy rentals there. Neither you can flip or rehab or buy and sell like other SFR. Probably each park has its own policies.

Glad to meet you.
I think there is a school for Park Managers, where they learn to become "Divine Managers Of The Loyal Order Of My Way Or The Highway."
You must remember when a tenant gets into trouble the managers can pick these units up by liening the unit, then they re-sell the unit making a nice profit.
So they don't want outsiders entering their domain, this is one reason why they are difficult to deal with.
I have picked up pocket change $3K -$4k by purchasing units Subject To and then reselling with a Contract for Sale. Some parks were against this being done at all, some allowed it and others turned the other way for the correct change. Don't give up just find the ones you can deal with.
I should have said "worm money" for fishing instead of "pocket change" because I use this money for fishing. However in Florida bait is "Shrimp" so I will need to get more down on the units.

You could always ask the Park Manager this
"I was wondering if you could help me! Since I cant Sell the Homes I am going to buy in your Park ona Rent to Own basis.
Do you know of another park that has some spaces I can move them too as I cant simply leave them Here and pay you lot rent!
So dont worry we intend to follow your park rules, thus all the Homes we purchase Here we will try and get moved asap to another Park."
