Mobile Home Deal- One Seller Missing -help

I have a lady who wants to sell her mobile home to me. The problem is that the mobile home title is listed in her and her ex-boyfriends name. Her ex disappeared a few years back.

How do I get the title in my name? How do I get his signature? Do I need his signature? Should I be looking for a real estate attorney?

    On the mobile home title ... how did the lady and her boyfriend register the "ownership interest"?

    If on the title shows "TENCOM OR" you are in luck. That means Tenants in Common.

    Here is a quote from HCD that is responsible for titling in California:

    "TENCOM OR (Tenants in common with the names joined by the word OR); Any one of the tenants in common may transfer full ownership interest in the unit to a new registered owner without the signature of the other tenant(s) in common. The signature of each tenant in common is required to encumber the title [loan]".

    Contact the state office that handles registering mobile homes in your state. Also contact a local title company and talk to a escrow officer that specializes in the mobile homes ... they should be able to help you.
