MLS Listing Remark

whenever i get a listing of properties from my agent, often i would see an agent remark stating "Please verify measurements". what does this remark REALLY mean? any ideas?

    It means, "I think i measured the property correctly, but I dont want to be liable for any mistakes. You verify to be sure i am correct."

    It is no big deal. In my area our local MLS uses a range of square footages so we dont need to be perfect when reporting.

    It is alas an indication that you are dealing with a Broker who is concentrating on seeing how many listings he can throw out on the MLS in the hope of insnaring masses of interested Buyers and Brokers. From which gigantic tidal wave of interest he will be able to realize a few sales.

    Of course I disaprove. I show up after listing and after checking official records. I have my Abacus in hand a a tape measure. I draw the boundries of the lot and I position the plot position of the house and I draw it to scale. I then measure carefully the full square footage of the house. Clicking away on the beads of my Abacus I recite the Brokers prayer. Our Father please make it come out the same as whats in Official Records, Amen. If not I start checking into the recorded Building Permits to find out if all additions have been permited. If not I check it out and find out wot hoppened. Some nasty shocks.

    Thats the story. Other then I take some great pictures of the house and with a little clarity the additions therein made without benefit of clergy. Most important. I do so hate it when the nice owner wants to sue cause his added on bathroom was installed without benefit of proper waste line and the toilet starts to gurgle, "Where's my weir!" Damn I hate that.
