Mls I Hope This Is The Right Forum

If I get a MLS listing from a agent and want to buy the property,do I have to go through the agent,or can I contact the owner myself.

I was taught any question is a smart question.

    The owner of the property signed a listing agreement that obligates the homeowner to pay a comission if the home sells during that period of time.

    Yes you can contact the homeowner but that doesn't me he/she won't have to pay the fees. Normally if the homeowner is unhappy then the agent will let them out of the listing to protect his/her image.

    Technically, you should go through the agent.

    If they give you the MLS and follow up showing the house to you...they are intited to a commission if you end up buying it. If you have not seen the house and your stumble upon the inforrmation without a realtor and you contact the seller. He can sell it to you after the listing expires without a commission.

    It is not cool if you found out about the property througth a realtor and go to the seller. It will put the seller in a big bind. If you wait until the listing expires or becomes unlisted and you have not talked with a realtor regarding this particular property....and you buy it....that is cool.

    Be careful what you do.

    find a smart and creative realtor to submit your offer on your behalf. He gets paid by the seller (he splits the fee with the listing agent) so his fee costs you nothing and he will remember you when you need stuff in the future (like market comps out of the MLS computer)
