Mls Flood Disclosure

Hi I am new obviously

On the mls, it says “house has flooded from creek”. Since this house in on the other side of my neighborhood, I went over to check it out. The neighbors 3 deep on each side of house said that their houses have not flooded in years. One neighbor said the city re-engineered the creek behind the houses 15 years ago and that is when the flooding stopped. My question is how far back does a flood disclosure have to go. Does it have to be disclosed if there was ever a flood or just a recent flood?
That being said, it looks as if the gutters and yard grading are putting water in the basement. Second question is how to determine where the water is coming from. From flooding or poor grading. And would water in the basement cause the carpet on the main floor to be slightly damp and smelly. I hope I don’t sound dumb, but my husband sd this could happen. There is very little mold in the house.

    In regard to your second part of your question.

    If the gutters and grading look like they would put water into the house, they probably do. This is usually the most cost effective thing to remedy. Some new gutters or grading is relatively easy and cheap compared to fixing other reasons why a basement is wet.

    Hydrostatic pressure could be pushing water into the basement from ground water. This will be very expensive to fix, and when I say fix, I mean really just dealing with the water. By means of french drains and a sump pump.

    The water from the basement can't make the upstairs wet. Maybe a bit humid, but not actually wet.

    When you say water in the basement, do you mean 6 inches of standing water from wall to wall, a few puddles, or just some areas that are showing discoloration because they are damp?
