MH Park Please Give Me Your Constructive Criticism.
I called about rent lot just as an inquiry. The manager asked me how many people were going to live in the MH. I said 4. He said that wouldnt work, that their septic system could only handle 2 people per house. What does it take to change from a septic system just to regular sewer? The lot has quite a few vacancies due to the fact they can only have 2 residents per MH. Buying the MH park may be an easy purchase. Or is it too expensive to change? Your thoughts?

When asking questions you need to give a lot of details in order for those on this forum to formulate answers. What do you mean by “to change to regular sewer”. A different kind of septic, a lagoon, connect to city sewer, etc??? Will you do the work yourself. Do you have the equipment. Is the land zoned or in a county with no zoning. You get the idea. The one thing you may NOT want to do is give the address of the property. Lots of helpful advice can be found on this site but they need input. BTW welcome to the forum

The current septic system they have will only allow 2 residents. What type of septic or sewer would I have to change the park over to that will handle 4 or maybe 5 residents per dwelling?
If you know, then what kind of cost am I looking at?
Was considering taking over a MH, but site cost was too expensive. Owner donated to Habitat for Humanity. Try them.

I have found it less expensive to have them set-up and towed to the dump. Sometimes farmers will take them for storage units as well!
What happens if you do nothing and let the park have it or lien it and foreclose on it?
You can also place an ad in the local trade paper and get some MH dealer to pick it up. Even if its un livable, theres usually things on a MH of value, like your axles, electric cables, sub flooring etc...In Miss, the local trade paper is more effective than Craigslist when it comes to MHs.
