message to preforeclosures

how does you marketing message differ for a preforeclosure at 3 months out(just the beginning) from sale and 4 and 5 weeks from sale?

I am using postcards, phonecalls(a lot of wrong # s and VOicemails) and door knocking?

    Just curious. When you door knock and get no answer are you leaving anything to prompt someone to call you back? I'll tell you what works for me when someone does not answer: I leave a hand written note on a blank paper that reads something like this: John or Karen (notice I used 1st names only) I stopped by but no one was home. Give me a call on my cell as soon as you get this. Thanks, Max

    If your note doesn't specifically address why you came, they may be suspicious. I think you should say " I came by to see if we could assist you in your current situation regarding your home". Call if you would like to talk to us further.

    That way they know you aren't a bill collector or something and you are there to offer solutions regarding thier foreclosure.

    I have found that most people that are in this situation get letters and postcards on a daily basis from various investors. Many these folks unfortunatly have their guard up. The reason I leave a hand written note for the homeowner is to create interest...once they call, my job is then to explain my visit and explain how I can help them. Next is to overcome objections and set a time to meet with them face to face. I have tried leaving post cards and I have tried hand written and typed explanations of why I was there. My best results have been the way my original post reads. When a prospective seller calls me and inquires as to why I did not leave an explanation on my hand written note of my visit, I explain to them that I did not want the note to get into the wrong hands and have others find out that they were having a problem. They usually thank me. I guess you just need to try different approaches and when you find what works for you stick to it and repeat, repeat, repeat.
