Mental case needs mentor help! :-)
Okay, I'm more afraid of rejection from here than from my potential seller. So please ease my anxiety and reply!
I'm dying to do this short sale but I'm nervous about the figures. House was appraised for $150k but not a detailed appraisal. Owes $98k 1st mortgage, $50k second. Comp houses selling for $110-$115k brand new. One house in the same subdiv. was sold after foreclosure for $88k.
Owner doesn't really care because he's filing bankruptcy soon ($30k in credit cards plus whatever owed on vehicles, and he's out of work) and already planned on letting bank repo.
He's welcome to me trying but what are my chances? I'd have to convince the bank to drop 45-50% of loan value to even consider making a profit. Suggestions, anyone?
