I have limited time for this business at the moment. I placed a ad in the paper in hope that the sellers would call mee. Is this a reasonable strategy? could anyone give me some more advice?I'm in michigan and could uses some help.

What type of CREI are you looking to acquire these homes with?

Flip/Wholesaling?????
Bird-Doging /Assignments??????
As you can see from the above there are many methods you can use.
You said you don't have a lot of time available to do these deals. Exactly what is you PLAN once you obtain a property?
Will you hold and hire a mgmt co to lease it?
Do you plan on brining in a Partner?
or
Will you try to just flip it to get some quick cash?

I always advise people in your situation to think about teaming up with a partner who has more time and less money. Use his/her shoe leather.
