I am just starting out my marketing campaign. I've decided to use the Postcards to attract motivated sellers out there.
For the Postcards marketing,
1) I want to take a poll to see which Postcard company do you use?
2) How many postcards you send out per week and per month?
3) Do you use a 800 voicemail system or your cell phone?
4) Where do obtain the motivated seller mailing list? DataQuick, SiteXData .... etc?
5) What is your ROI? How many calls do you get per week?
6) How many houses have you bought using this marketing strategy?
7) What is your exit strategy? Wholesale? Rehab? L/O?

Depends on which group I have targeted. Every quarter I compare the property appraiser data from the quarter previous and send out to several different classes of "changes". I also target other groups. I probably send out 250 letters a week with 80 of them being new addresses.

My cell phone.

I have a complete copy of the property appraiser data base on my computer and pull my own lists.
5) What is your ROI? How many calls do you get per week?
For 400 new addresses I get about 10 phone calls, 3 are motiviated, and I buy one house. I send out three letters to each address. Each letter is about 6 weeks apart.
6) How many houses have you bought using this marketing strategy?
Started in August and a have bought three, assigned one contract, close tomorrow on 1, close next week on 1, have 8 contracts waiting to be signed by the seller. Of the 8 probably on 2 will get signed and returned.
7) What is your exit strategy? Wholesale? Rehab? L/O?
I have sold 1, L/O 1, rented 1, wholesaled 1. The exit strategy depends on the property and your current situation. Rehabbing takes work so it becomes less of an option when you have several deals working.
