Marketing To Expired Listings
i had a realtor send me a list of properties. alot of them have been on the market for over 90 days. i even found one that has been for 405 days. looked up the owner, they live out of state. was wondering if i could still send a letter even though they are still listed. maybe the realtor will just release them or offer the reltor a small part of commision. how should i pursue.?
I would try to contact them, that sounds like a decent lead.
The Realtor I use gives me weekly list of all expireds as a trade for my business. I send out 6 letters to each.. theyre very receptive especially since they have been on the market so long.

Most realtors do not understand the way we buy property and they will just get in the way... let them do what they do best. Input it into the MLS

what do you mean you send 6 letters to each house?
I send out six letters all with something included.
1. a key chain to put their keys on when I buy their house
2. check (fake)
3. SOLD Sticker
4. Asprin for their head ache if they dont sell it to me
5. Moving Check list
6. Coffe Cup to cellabrate to transaction..
All of this stuff has my telephone number and logo on them

I have used this w/ "old" listings on high end properties.
Serveral brokers in the area will give you web access to the MLS, and then you can sort by list date.
I buy using a 70% of value or 50,000 minimum Gross return which triple nets about 28000. on average.. And I only Buy.... In this market you will find Expireds who need to move fast and I advertise money in 14 days..
