How Do I Quickly Sell My Short Sale Deal? Double Closing?
Hi everyone,
I have just received approval from a lender that they have accepted my short sale. They are giving me three weeks to close the deal. How do i find a buyer in time enough to meet the deadline? The property already has a tenant, the owner of the property wants to stay. I need some serious advice so i can keep my face in good standing with the lender. All advice is acceptable.

what you have to factor in is the NET profit per deal...
I allocate 5000 per deal where I can earn 52,000... I thinkit is a great trade off.
In Salt Lake my earning s are more modest and I have figured that each deal costs me $500 per closed lead. My average profits are around 20k. I have closed deals for 2K and some for 50K this year but I think the average is about 20K net.

I still say the marketing I have spent the least amount of money on has always produced the best results. Much of that was shaking hands with people, handing out business cards, and letting everyone you come in contact with know you are in business.

Try google ads. They are relatively cheap.
I get over 140,000 views per day for less than $10 a day.
I am also starting with yahoo overture.

Has any of the traffic been customers looking to sell, and have any deals came off the advertising.
After interviewing many anivestors across the co untry bandit signs seems to be one of the best returns for the $$. Billboards and tv can be good too but require a lot of $$ and some time to get going.

I am definitly getting a lot of leads from that yes.
And now I have started with "overture" from yahoo. They are even better as far as getting the ads online, however the account management is a little more complicated and complex as google.

What I found that works great is purchasing an old U-Haul moving truck.
Then have the sides painted
"This house is in foreclosure! We are here to help them move." then park it in front of the folks house who are in foreclosure.
Make sure you have your phone number displayed prominently so when they call you can explain how you can help them out of their situation.

Well thats over the top John.... We used to put our For Sale Sign in the front yard of foreclosures to get them to call and their frustration was bad enough...

I know you understand I was saying this in jest, but I was thinking after the house owner got over being hot, a person probably could calm them down to the point they would listen to you.
Kind of like having a fight with someone and then becoming best of friends.
Of course they could always rattle the pencil around in the tube.

Our signs that say I Buy houses, Ugly ones too! TM got enough negitive calls.
People would actually call and be mad because they thought we thought they had an ugly house. Go figure.

No I do not think you are off base at all. I have always contacted the preforeclosure folks before they got into that position and helped them at that time, however if you want to contact them after they are in that position I am sure they will open your mailer.
My point with the truck is, lets say I really did this only I parked it around town in various mall parking lots, would I not get calls from folks before they were in that position and even when they were in that position.
I figure they would call just so I did not park in front of their house with my truck.

We have two very large yellow and red box trailers for that very purpose.. they work well.
How about throwing the letter into a DHL envelope or a USPS Express Mail? with a magnet because everyone keeps those.

The cost of this type of marketing is probably alot more as compared to the simple letters/postcards but im sure it gets a better response rate too. Feedback? Sounds like a good technique though..very unique
I was told by a marketing consultant to try FedEx to an affordable random amount of foreclosures. It made some sense but not all the way. Has anyone had some results with this?
I have found that if you are the one to make someone angry, they will never sell you the house. You can never get over that initial "I hate you, you are a sleazy ambulence chasing investor". So a fellow investor and I work together if either one of us becomes "the bad guy". If someone is made at me, I call my friend and give him all the information and what specifically - if anything - made them mad. Then he calls with a totally different approach and pretends to have nothing to do with me.
You aren’t sending a FedEx your delivering a FedEx envelope to the residence by a low cost employee.
The envelopes are free at your FedEx store...
And everyone will open it..
If you’re in a larger area the post office will deliver their version for like 2.50 per item but I don’t think the presentation is as powerful...

the idea is to get the letter it opened....
Sure if the person shows up in torn clothes then, yes, but if they show up and say that they have a package for the owner then it will be fine...
I dont care spend the dang money to have fedex deliver it..
One of the other methods to get people to call you back is to have a bandit sign made that says For Sale with your telephone number on it... And have someone stick it in the front yard...
The owners will definately call... they will be pissed off but two things will happen..
1) you have the opportunity to try and buy their house when they call. or
2) you have captured their telephone number and can call them back another day, pretending to be someone else....
Good marketing gets results.....
