Has Anyone Had Any Success With FSBO This Way...(m)

I'm thinking about selling one of my properties but of course, I don't want to pay the 6%commission. What I am willing to do however, is pay 4%. What I'm thinking about doing is doing up flyers giving the stats on my property and dropping off a bunch to the local real estate offices offering 4% to whomever brings me the buyer. I read this tactic somewhere before. Has anyone ever sold this way before and if so, how long did it take your property to sell?

    These are listing sites. You pay a small fee for a listing agent to put the property on the MLS, then pay only 3% to the selling agent.

    Why don't you raise the price 4% and just sell it via a realtor. Your way you are loosing only 2% and this way you would only be loosing 2%. grin

    See if there is an Assist 2 sell in your area. I just sold one through them at 3.5% I knew the house would sell itself. The house had 2 offers above listing on the 2nd day it was in the mls. It was a great way to get it in the mls without paying a higher commision.

    What I have done before is call around to local RE offices and looked for a rookie who would take an easy listing for 1% to get it under their belt. Because we know more than most about negotiations and contracts, it doesn't matter too much about the inexperience, but the newbies will still work hard for you! I also offer a $400 marketing re-imbursement and bonus if they bring the buyer at closing.

    We have many REA that list the property for a flat fee that are involved with our local REI CLUB. This way it is on the multi list but you can show it yourself. It makes many REI happy in my area. Try finding one at your local meeting or club.
