Every town,village or city has different rules/regulations on signs, billboards, etc. Your best bet is to call the town and ask what their guidelines are, in some cases such as one small community near me, a permit is required. I try to "get along" with our local governments as I also do light commercial,condominiums, and new construction. These are the same people that approve or deny my projects/plans, issue building permits, and do inspections. Always, no matter what, stay on the good side of local governments! The permits $35.00 for a year, thats dirt cheap and not "bucking" the system makes a process such as pulling a permit, getting an inspection, even walking in the door looking for information on a comp that much easier!
I can understand wanting to put up roadside signs. But in our area it has become a huge eye sore. The corner nearest my house recently had 22 signs posted. There are laws but they are not inforced so residents have been taking things into their own hands a tearing them down. I wo;uld like to have that cheap advertising but around here it would give you a bad name.
I called the local government and when I asked about putting up signs that were related to "we buy houses" they said no way. Do they have the right to allow some businesses to advertise with roadside signs and not allow others?
Also, does anyone have recommendations for advertising since the roadside signs where a no go?

In a sense they do, because they allow politicians to put up there junky signs but thats really about all they allow. Real estate agents are allowed to put up there signs all over directing people to there houses. You should try putting up a few and see what happens.
You could also use flyers; letters, postcards, billboards, radio, television, yellow pages, newspapers.
out here in kansas city we have bandit signs out along with alot of other real estate investors and our signs stay out for a couple weeks or so then they start disappearing ...but when the signs are up we get great response to them so when the responses die down we know the signs are gone...basically we just put more up when they leave and consider it an advertising expense...also though our area is not saturated with signs so they are not eye sores...
