Finding Owners Of Vacant Properties
I am sending letters to owners of vacant properties and several of these letters are returned (often b/c the tax assessor has the vacant property listed as the owners address). Does anyone know of an economical way to find these owners? I have tried a few online searches, but I have found several contacts for the person that I am looking for.

Check the county clerk/recorder records. Sometimes the deeds will have addresses.
Why not give the addresses of those properties to your local title company. The title company could then give you the correct address to locate the owners of those vacant properties. Remember they are vacant properties so the owner may be at a different address.

Where did you find the vacant properties? Just driving around or did you find a list?
I also send letters to owners of abandoned homes. I usually get the best info from my local Title Co. If that fails, sometimes I get lucky trying the local service agencies databases.
Make friends with the folks at the local agencies serving the area. Electric, water, gas, even the local video store, etc... When you come across a property that you can't get good info on, call on your friends to help you. This tactic has worked for me several times.

Something else you may want to try - Send your letters with "Do Not Forward - Address Correction Requested" on the front of it. If the post office has a forwarding address on file, they will send you the address..
Try it out on a couple you got back...Just send a postcard or something (knowing youll get it back) with "Do Not Forward - Address Correection Requested" on the front. See if it works..

I am finding vacant properties by driving through neighborhoods that I am targeting. My letter addresses the owner and states that I buy real estate and I am not a realtor and there are no commissions involved. That I will buy AS-IS and even vacant properties that need much work.
