Are Web Sites Effective?

Does anybody have success buying or selling RE via their web site? If so please give pointers. My web site seems to be a waste of time and money.

    I have received probably three calls from other investors posting my property here on TCI.

    As TCI gets larger, this will help move properties.

    If you have a TCI website, the properties you list with us already will automatically be brought into your very own website.

    I love my site. I get 3-5 seller and buyer leads per week. The key is advertising. I almost exclusively use pay per click search engines. Very effective and pretty cheap.

    Thanks for the input.

    Most of my site's hits come from our signage. I would rather have phone calls come in from the signage.

    I would like to find a way to make the web site work it seems that it should be an effective marketing tool.

    I checked out your website, I think it looks very professional, has everything I would be looking for if I was looking for vanat land in Georgia. However, how about info on investing in vacant property? I've seen some pretty good info out there about the money that can be made in vacant property, maybe your site becomes a resource for that? May get more hits in search engines too?

    Also, I noticed you offer owner financing on your website, but your TCI listing doesn't show that? Placing that in the owner financing portion of your ads may get you some more bites as well.

    Also use your website to get info on those who are selling land. We noticed that people have an easier time giving the info to a website and then we follow up with a call.

    Wow you don't use any other forms of marketing? No bandit signs/ads/direct mailings? I was thinking about PPC before, but thought it wouldn't be very effective. If you don't mind me asking what do you use and how much do you pay per click? I was thinking of overture with some keywords like foreclosure and my local city/county.

    PPC can be very cost effective but can also be very expensive. Disclosure: I manage PPC campaigns and do search engine optimization for a living at my day job.

    For an idea of cost per click on Overture, you can preview how much certain terms are going for. Go to this URL: http://www.content.overture.com/d/USm/ac/index.jhtml then click on "View Bids Tool" under the right hand box labeled Tools. From here you can type in the desired words you'd want in your campaign and see what cost per click other advertisers are spending per word.

    Generally speaking you want to be in the top 8 bids, so that you appear on the first page of Yahoo! search results. But, the lower priced bids (below position 8) are distributed out to Overture's smaller search partners and they do see some traffic. You won't get the high volume that you'd get in the top results, but you also won't spend the cha-ching that the highest positions will spend ("FORECLOSURE" is currently max-bidded at $3.27)!!!!!!!

    Also you should be sure you're tracking WHAT those clicks do when they get to your site... you really only want to pay for leads that do something - after all you paid for them! This way you can spend more $ on the words that are producing conversions for you.

I suggest you have a mailing list on your website that offers free articles that way you can build a reputation with people and when you get a deal just email it on the mailing list. And youll get some replys.
