Making calls to Lis Pendens

Looking to try something different in getting sellers. I always mail post cards to Lis Pendens in my area but thought maybe I would also call them. What do I start out saying? Do I tell them up front I know they are being foreclosed on and ask if they would like to have the problem resolved?

Just not sure how to start the conversation with them without causing big issues. I am sure they won't like the fact I a calling anyway, guessing.

    From my experience, most homeowners do not answer their phone because of all the creditor and lenders calling them demanding payment. I started my marketing with sending out letters, not postcards. Maybe it will work for you...

    I send out my letters in a plain white envelope with my name on the return address instead of a business name. It seems to get people to open the letters out of curiousity. I also use stamps from the post office, not those red ink stamped postage that most businesses use. If not, then this is what I would say when I'm calling someone...

    Hello, my name is Tanya. I help homeowners resolve issues they may have concerning their home. I give free consultations, would you be interested?

    (If yes) Great, when would be the best time to meet with you?

    Then you ask them about their situation, tell them about alternatives available to them, and see what happens. It's not the best script, but give it a shot and see if it works for you.
