Maintenance Man Lease

My maintenance man is moving into my apartment complex where part of his compensation will be the free apartment. I am the owner/operator. He used to work at a larger apartment community and is used to having a lease that says if he is fired he has to leave. Does anyone have any templates for this sort of thing? Ideas? Suggestions?

I would use a regular lease and a separate maintenance contract. If he gets fired he is still on the lease - I think this is in your favor. And in the employment contract you can specify that the first $500 (or whatever the rent is) is applied towards the rent. That way you are sure you will get your rent if he has worked.
