Mailing To Soon To Be Expired MLS Listings

I don't have access to the MLS so what I've been doing is keeping tracks of listings that are over 90 days old then I start to mail to them in hopes that their contract with the Realtor is almost up. I know that the listings are still active because the site I use is updated daily.

My only problem is would it be wise to mail directly to the home for sale? I work FT so it's hard for me to get to the county office to look up the tax bills and our system is not yet online.

What would be my best approach?

    Sounds like a lot of work for something that has a slight chance of working. Why not try this.

    Find a local real estate agent in the area who has access to the MLS. Get him/her to print you off or email you all the expired listings everyday for your designated area. Give them a token of your appreciation and you'll be in business.

    This way you aren't wasting your time with the 90 day listings that sell during the next 90 days...

    Listen to Q's advice. I had a realtor I know do this for me. It takes maybe 10 minutes max and the emails are automatically generated and sent to you. All you'll need to give the realtor is basically a list of zip codes.
