What kind of deals are you looking for? This will determine the type of seller you target and where you get your list. Can you be more specific with what you are looking for?

I'm changing the scope of my real estate business from buying and holding to rehab and wholesale. I would prefer wholesale deals, but I am not opposed or afraid to rehab.
What I really need it buyers. I can find a deal, no sweat, but I have had the hardest time finding decent and reliable buyers. Buyers that will actually close the deal.
Unfortunately, there is not a good way that I am familiar with to get a compiled list of addresses for "junkers" or vacants to mail to and find wholesale deals.
The best thing I can suggest is to market in a community paper, signs, or postcards to a neighborhood. Capture the contact info of those that respond using a 24-hr recorded message line. Then you can follow-up with the list of those that respond to your ad.
I think the most economical for wholesale deals would be to place signs in a neighborhood that is prone to have a good saturation of junkers and vacants.

I am still interested in finding motivated sellers, however. The more leads the better!
