just like my sign in name i am a new kid onthe block when it comes to investing a mobile home parks.
can somebody advice me on the basics. what to look for, what to ask, finance, caveats, etc.

Get the book Deals on Wheels, and How to make money with Mobile Homes by Lonnie Scruggs. They will reveal most everything you need to know and when you feel well versed in that area of mobiles, get Tin Can Alley by David Butler.

Ernest Tew has a book "getting rich helping others" that deals with purchasing Mobile home parks. He give first hand experience details on his purchases and a lot of tips and comments on setting them up and running them.
