Looking To Buy Mobile Home Park

I'm interested in the possiblity of purchasing a mobile home park. It would have to be managed onsite by someone else. Has anybody got any ideas of where to start. I think there some money to be made here as a passive investor, but I'm new to this.

    Easiest way to get your feet wet is to type in Mobile Home Parks for sale in your search function. Pages and pages there. Once you've identified a few, analyze them to see if they fit your investment goals and go from there.

    I would just make a couple of suggestions for you...if you do find a MHP that is listed with any broker/agent, hire your own buyer's broker/agent to represent you.

    Your Br/Agent would just share in the seller's commission, so it wouldn't cost you anything, and it would give you personal representation so your interests would be taken care of.

    And you'd then have somebody to dig for the important info for you and tell you what you should pay, etc..

    Also, check www.nce1031.org for MHPs for sale nationwide.

    www.Mobilehomeparkstore.com has excellent general informations and resources that you would require to purchase and obtain knowledge about park ownership and operation.

    Even if you hire a property management company to help you operate your park ... remember it is your park ... so do check on the management company and what they are relaying to you is correct.

    I have a 9 Acre 25 Unit 22 Park owned units in Mountain Home Arklansas
    that was bank appraised 2 years ago at $585,000. I owe $425,000 on it and I want to get rid of it so I can move to Panama, we are old and want to retire.

    The Park grosses $75-80,000 per year and my wife and I have re-furbished almost every mobile in the park. We also have a 4 washer 4 dryer coin operated laundromat in one of the units. We will sell this park at $425,000 with no closing costs to whoever can either take over the loan and release us or obtain new financing. All units are in excellent shape as we have spent the last 5 years refurbishing the entire park.

    We are true "Don't Wanters" and are willing to leave $160,000 of equity to the next buyer as our health tells us we need to retire.
