would like to get feed back as to where to get comps. I am also looking to get a copy of an "authorization to release information " form. any and all help is appreciated.
It takes a little more time than if you have a realtor connection, but if you need to run comps yourself without looking through MLS, you can generally go through the property appraiser's office. Most counties have this information available online. It takes a bit more work, as you have to weed through refis and other anomalies (gifting, foreclosure sale, etc.), but it's doable.
Comps MLS or Realtor
Form : just type up a simple one line statement and get borrower to sign
Hope this helps some
