Looking For Short Sale Forms
I am a newbie looking to study more on short sales. I have a short sale opportunity at the present time. I would like to have forms to present a shortsale presentation to the bank for a particular property.
Any advice I could get would be greatly appreciated.

I really like smaller "community" type newspapers and publications. The reasons are that it is much easier to target a specific area and also usually cheaper to buy ad space.
You get more bang for your buck. For the price of a classified in a major paper, you could put out a display ad in a community paper.
I am not sure if this is what you meant though. You mentioned FSBO leads, which means you may be referring to calling the FSBO ads. If that is the case, then I am not sure what to tell you as I try to refrain from making cold calls.
Foreclosures lists can produce lucrative leads and deals. I find it really depends on the area you are in as to how well it works. I had good luck with it for a while and then my market was flooded with investors.
Lists of foreclosed houses are readily available which makes them prime targets to go after. Pre-foreclosure lists (Notices of Defaults) seem to have less competition as there is more effort to chase these. It depends on the market though and how many NODs are being filed.
Basically it is a question of supply and demand. You may just have to try it out, or ask investors in your area...although their info may be suspect if they are technically going after the same deals as you.

yes, I mean for outgoing calls...... I can collect ALOT of those small newspaper lists.... will this help cut down on competition? or not really?

I have never tested the difference between FSBO leads in a small paper versus a major paper. I would imagine that they are both worth pursuing. One thought that comes to mind is that the community leads may not be getting as many calls as the major paper leads (unless they ran an ad in the major paper as well).
