Looking For Serious People And Where To Find Them.
How do you get involved with serious developers/businesses?
Trying to find more like example 1 than 2.
Need at least three of this example yesterday.
Example 1
One real contact I have developed by showing them what I can do. He is my hard money lender on 10+ homes over the last 1.5 years. We are now going to do a commercial deal together ie storage or small commercial business center. This WILL happen.
This is the way it should work prove yourself and grow from there. Well here is where the problem lies. I have some resources 100-150K to put into some deals but no history as a commercial developer/builder. I am very hungry and work 24/7 to make this work. Personally love challenges but need to deal with ligit people that are all ready in the business not a bunch of wanabees like myself lol.
Exapmple 2
Here is what I am in now a partnership to build 2 multiunit complexes. Both I will get an ownership piece of but the problem with the others involved have no deals under there belts. They are finance/mortgage guys trying to transition into developers. Not enough arse to cash the checks thier mouths are writing. Seems more like a waiste of time than anything.
Spend way to much time working and keeping my business going to network with the suits. I build stuff, have vision, and EXECUTE what I say I am going to do. I lack the resources and contacts to expand and take advantage of the opprotunities in front of me.
I will be successfull in real estate because failure is just not acceptable. But I really do not want to wait 20 years for the chance to set at the table with deal makers.
Need some advice on finding the right people/contacts.
Look in your area for new developments, find out who the developer is and call them up. Pick their brain. Visit www.uli.org - this is an organization of developers in urban areas - find out where the closest district council is and go to visit.
Go to your local economic development office - go to a meeting and start asking around.

People in ancillary business are great resources, too like architects, landscape designers, etc. These people work with developers and have great contacts.
