Go to an Real estate investment meeting and mention that you are a bird-dog, explain exactly what you do, and watch the people flock to you.
Just have some business cards and literature ready. You will walk away with enough investors to get started.
This is what I did Sunday and it was a big enough start for me.
I have heard of people putting ads in the paper for investors. I guess this works, but I have not done it, yet.
