Looking For Insurance That Allow LLC As The Owner Of Rental Properties.
Liberty Mutual, my insurance, does not want to continue my policy because I deed my property to a land trust and LLC is the beneficiary of my land trust. Can you recommend a good and reasonable price insurance for SF rental in AZ? Thx.
Thanks. You saved my time.
Allstate and Farmer accept this condition in AZ. Farmer offers better price.
Not a problem. I am sure more than just Farmers and Allstate offer as such in AZ...

Also, be sure to obtain proper liability and fiduciary insurance protection (Errors and Ommissions, too).

Although this is an old post (March), I wanted to respond to the question about "why a broker". In CA, to practice real estate (including property management) you have to have a license and that license has to be affiliated with a broker.
Remeber that the broker takes the liability here so most brokers require a % in order to justify the liability, i.e., a law suit is against the broker not the agent.
Some CA agents have a license but they are not practicing therefore, they do not place their license with a broker. But in order to show properties for any purpose, you have to have an active license, placed with a broker.
I am starting a PM firm in the Midwest, as investors yourselves. What is the going rate for Services? Were there any specific reasons you chose your current provider of these services to support your properties?
