does anyone know of a serves, that search court hours record, that show free & clear homes. I am trying to find these free & clear homes so i can market to them

There is only one way that I know, using some of that old fashioned elbow grease, and head down to the county recorders office.

You are a Real Estate Lender etc. You are seeking for Free and Clear properties. Are you about to indulge in that old time activity called, "Snatch Lending." My its been a time since I have seen that in action. I thought the AARP were wagling their fingers at that.
In any case this is where you go. Once more on line with the MLS. You punch in the request for all properties that are unencumbered. Or you may search all properties that have not had a change in ownership for over 25 years. The results are almost the same.
You take the list and you take a copy of the Thomas Guide and you plot out their locations.
If you are going to use a mailer offering No payment mortgages. Conversions to Life Estates, Pledge of Properties for Interest Bearing Bonds, Declining balance monthly payouts, whatever. Be sure to check wether or not the owner is on property. If not then check where the tax bills go.
Another source is Data Trace, iProfile It is also available at your local Realtors MLS. It massages a little better but the programing is a touch complex.

There are a few things you can do:
1) You can go to your local property appraiser's office and obtain a list of all homes with sale dates at least 20 years prior...(i.e. a list of all owners of SF homes where the sale date is 1983 or earlier)
2) Get a list from any listing company listing those people who are homeowners and over 60-70 years of age.
3) Ask a realtor to give you a list of homeowners with no mortgages through the MLS where the listing has expired.
4) Compile a list from the death notices and estate sales.

i just wanted to point out, i am looking for free & clear homes. not people 60's plus. i am sure there are tons of homes free & clear with people of all ages
