I noticed you are from Cape Coral. Why is land so cheap there? There seems to be a slew of deals to be had out there. I was looking at a waterfront land deal that I can get for 30Grand. It sounded to good to be true. Is there more like that out there or did I just fall into a phenominal deal? And to answer your question, I dont have any right now, but if I come across anything I will let you know.
everything has a "market" value. don't compare one market with another.
the key is to buy below market so you earn your money when you buy. thats the bottom line. my formula is max purch price = after repaird mkt value x 70% minus est. repairs, mkt costs, contingcy, interest, etc.

If you think Cape Coral land is cheap, you should be here only one year ago when land was 1/2 as much!
Cape Coral is absolutely booming.
It is true that there are not many good mutlfamily deals - small ones - but there are wonderful opportunites in taking over the big complexes.

Can you be more specific as to what cities you are interested in at SW FL?
