Looking For A Mentor

I am looking for a mentor. I live in Southern California. I am wondering how much should I expect to pay for their services? Or is it worth having a mentor? TIA.

    DO NOT PAY ANYONE TO BE A MENTOR. If you are willing to work this business you will find plenty of investors willing to work with you and teach you the ropes. Birdgogging is, at its best, a form of mentorship. You bring deals to an investor and he teaches you whether it is a good deal or not and why. For your legwork you get paid-- not you pay the "mentor".

    All of the mentoring programs I have seen have been based at least in part on keeping you motivated. Learn to motivate yourself, keep your money in your pocket use it to do your first deal.

    maybe, but you might want to only put them northbound (leading out of mississippi) - they'll probably be thinking about selling after they lost their money, than on their way to strike it rich!!!

    it depends on where you are with your rei if you are dealing in large volume yes if not and you a doing low volume amount of deals it wound not be worth the expense. in tn. you have seen "i buy ugly homes" they have just gone to billboards signs. they are high volume.........kenmax

    Yes, I have seen their signs just recently. What is required to do high volume? Couldn't I just weed through the leads and look for the deals with equity? What about looking for other investors to sell leads to? Wouldn't that help to offset the expense? Doesn't a really good mailshot cost the same $$$?

    Billboards are a very effective advertising medium. The price you quoted is excellent and if the traffic count is high as you say, it sounds very good to me.

    You have on average 7 seconds for a motorist to read your message.

    Your copy on the billboard must be short yet get the point across of what you are asking them to respond to.

    yes you can "i buy ugly homes" is getting more leads than they can handle but they are able to "weed" out the bad and captialize on the "cream of the crop". if you can handle the volume go for it ......kenmax

    No matter what you do, I would make sure you make it possible to track the responses you get from the billboard. It will be important to know exactly what your cost per lead, cost per deal, and ROI are.

    Something like a 24-hr recorded message line with a coded extension is effective in tracking.

    I would jump all over that billboard, but I would not have a 24hr rec. message. When leads come in, answer live or have someone else answer live and take the info. Your competition could be your next call and you may lose the deal with a rec. message. I have been to Memphis, and yes , the traffic is unreal going to the casinos. How do I know? Well, I went and made my $200 donation to Harrahs Educational Fund!! LOL
