Looking For A Little Encouraging Success Stories..
Can some of you seasoned or even new investors give the details of your first lease option deal? I'd like to get some realistic expectations and a little encouragement in approaching my first deal. Thanks for any contributions!!!

I had read and read for a couple years everything I could get my hands on about investing in real estate, but would never 'do' anything with the information I had attained. I decided a few months ago that that would change. I discovered the lease-option approach, because I didn't have any money to invest, and my credit history has some bumps in the road. I got up the nerve to pick up the phone and talk to a couple people, and AFTER meeting with them and looking over the home, found that they were receptive to the idea of receiving income from the property for a period of time, before receiving their asking price. I'm anticipating finishing up a deal this Friday, and have a couple of appointments scheduled for next week.
It can be done, you may have to turn over a few stones to find your treasure, but keep at it.

Yes this is not as easy as expected. You need to market to make the leads come in and then dont waste your time with non motivated people...
Ok here is my 1st deal just closed
House appraised for 181k
4 bedroom, 2 bath, 2 car garage
house is empty owner purchased another house and is making two mortgage payments
my price is a little above the mortgage..... only 148k with a L/O for 2 years.
