Looking For A Investor With Cash On A High Price House
Hello,
I wanted to find out if there are in investors here who invest in properties that are in the 400k-700k... I had a lady call me in reference to her lake house that she would like to sell.... The house is a 6 bedroom 4 bath house with 2 boating docks... She does have it listed with a realtor and the realtor has it list at 799k.
She just listed the house, so she wouldn't be able to get out of the listing for about 120 days..
The house is in need of no major repairs..
She owes about 400k on the mortgage note and she is behind on her payment and owes 20k... She is willing to sell the house for 480k... Now I dont have it under contract yet, because I really like to have my backend straight on a deal like this... Are there any cash investor who can handle a project like this? IF you are a wholesale I dont mind teaming up, but please make sure the investor has cash and can close fast... Thanks
It sounds like this may be a high priced house for your area. So the first question is what is the time on the market for a house in this price range?
Second question is what is it really worth?

Well, From what she said the house is about what the Realtor has it listed for...
Thats at retail, because she said that is what they are selling for... The house is in a different county... Also most house that are higher price can go 120 days or more, because of the price of the property.. The good thing about the property is it is a Lake house so its on the lake and has extra sqft because of the two boat docks...
