Looking For A Good Sub2 Title Comp In Tarrant County

After a couple of mishaps with different title companies I'm now turning to the expierience of this group for advice:
I'm looking for a title company used to working with investors, more specific using the sub2 way of purchase.
I'm in north Tarrant County, TX but have no problem driving 50 miles for the right service.
Your advice will be greatly appreciated,

    Good luck!!!

    My experience is NO standard title company is going to welcome or even understand what you're talking about.

    But you might have a solution close to home: find and go talk to one of the T County lawyers who does title work, and you'll find that he/she probably also has direct hook-up to a title insurance company so he/she can help you with your docs AND issue the title insurance for you.

    At least one title company issues title insurance through private lawyers, at their requests, so that's preferable for you, rather than a standard title company whos title work is done by one dept,and the title insurance is issued by another, etc....and most of whose employees are clearical and NOT licensed lawyers.
    See if it's possible for him/her to let YOU do the docs on your deals and hire him/her ONLY to clear the title and issue the title policy.

    Glad to meet you.

    I have use every major title company there is such as Chicago Title, United Title, Stewart Title, etc., without incident or problems.

    If your paperwork is in order then you will have no problem. I use one piece of doucumentation that I added to my documents that stopped any questions by the underwriters at the title company, called and Affadavit.

    The reason you are having a problem is because of your paperwork, not that you are doing Sub-2 deals. As a matter of fact larger title companies are easier to deal with.

    I use Fidelity National Title. Of course they don't understand fully but the paper work is in order. I just call them up and say hey I need to close on a property. I've been going over there and sitting with my sellers and showing the Fidelity people how I do things. They are okay with the idea of them one day doing the closing without my presences. They even suggested I leave some blank documents and they will fill them out as needed.

    When I buy, I don't sign anything and so I don't need to be present, however selling the property is different.

    It's worked out fine so far and I've had no problems
