Locating Tax Lien Certificate Properties In Georgia,How?

I am new to the Real Estate industry and would like to purchase tax lien certificate properties. I prefer to buy in Henry and Dekalb counties. Any insight on how I can locate these properties as well as the tax sales or sheriff sales? I appreciate any responses or advice.

    I imagine a document of some sort is recorded to memorialize the lien.

    You should be able to search for these thru the county recorder or online services.

    tax deeds can be a good deal.

    They hype that you can get them for pennies on the dollar is just that.. HYPE.

    In major cities in CA, these are very efficient auctions. There are occasions where a good deal can be had, but usually the real cheap ones have some major problem like:

    Hazmat
    unbuildable
    etc.

    Each state will have a different procedure for acquiring "storage title" for the vehicles.

    In NC, the answer would be to do the same steps as an eviction. Then you are protected through the legal notice, etc.

    I had a small camper trailer left on a property. I contacted DMV asking about the same type question you have. They sent me paperwork where I could apply for an abandoned property title. However, it would cost me more than the trailer is worth. Just a few months back you could junk out the old cars but the prices are so low now that it isn’t worth it. You might want to contact the DMV in Jeff city. However don’t get your hopes up very high in thinking they will know what to do. I have been working with the DMV, State Tax Commission, county assessor for a while now and as of yet they can’t give me a definition of permanent foundation for mobile homes (See RSMO 700.111.(1) Spent several hours today up at Jeff City and only came home with the air I have between my ears. BTW - Still looking forward to that meeting we are going to have one of these days.

    The surplus funds probably belong to the former owner. And/or the persons who help him collect the funds.

    I have seen assignment contracts that give the hustler who collects for the owner 50% or more of the collected funds. Not a bad deal, huh?

    We need to have that meeting. You are right. Different assessors look at it differently. It used to be that the assessors had to let the “original” owners know there was a surplus and that they could get it. But statutes have changed and so now lots of assessors do not say anything about the surplus. Surplus should go back to “original” owners. This could have different meanings I guess. Example, I purchase property at tax sale, wait for redemption time to expire, get my collector deed and Original owner can claim the surplus (if he knows to do that). I had one property where I went and purchased the property (paid cash) from the “original” owner where the land had been sold at tax sale and then I requested the surplus overbid amount and since I was now the “original” owner I got the over surplus money. Of course I had to do a little talking to show the collector I had purchased the property and therefore I was now the “original” owner. I don’t think they always know any more than what we can convince them of.
