LLC, S-Corp, Or C-Corp And Where?
Hi,
I am wondering which is best for tax and asset protection, an LLC, S-Corp or a C-Corp if I plan on doing flips (when I can), Wholesaling, Rehabbing and Holding.
Also what state is best? I hear a Nevada corporation is the best, why? Is it better than Fl? and in what way?
Any help would be appreciated.

I would be sure to document everything and have an understanding with your black occupant. While your park owner can wind up in a lot of trouble for discriminatory practices, you can be in just as much if it appears you are complicit.
Protect yourself. Stay arms length from any decision making.
I forget the name of the discrimination law and the penalty for any form of discrimination, but if you go on craigslist under the real estate section (or begin to post an ad)...they will have something about discriminatory practices. I believe they even tell you where to file a complaint.
I earned the nick names Mr. Malicious Compliance and The Instigator in the Navy, because I would do just what the names implied. I think if I was in your situation (especially if you have the documentation to back it up and prevent them from accusing you of slander), I would make it public knowledge. You may want to run a background check on the black family, just to be sure there is no other reason they are refusing to let them live there. Anyway, I think the newspapers would be interested in the fact that this black family is being discriminated against, they may even want to do an interview. I think you missed my point.
The owners arent taking the application from the buyers. I initially assumed that this would take 1 day; but it took 3 weeks before i figured out what was going on.
Also, black applicants do qualify for this trailer. The problem i have is they wont take applications from black families.
How do they know it is a black family? Does the family have to personally submit the application or can you or other submit on their behalf?
