LLC Names

do you guys recommend using your last name as an llc company name, or can it be too easily traced in case of a lawsuit?

If your LLC is party to a lawsuit, you will be found whether your name is in the LLC or not. If a lawsuit is pending, they will send the registered agent of the LLC notice of such. If you are the registered agent that notice will come to you. If your atty is the registered agent, they will contact that person, who in turn will contact you.

I would go with the property address as the LLC name. If the address is 123 main street, then you could go with 123 main street properties, LLC or Mainstreet Properties, LLC.

No one will be able to immediately tell anything about the company except the property that it holds. Also, your tenants will pay their rent checks to their own address, LLC. Makes it easy and anonymous for you if you want to be the manager to them instead of the owner.
