LLC FOR INVESTORS
Hi Jimbo,
I have a few investors willing to invest and also have a property that looks good, I am missing the LLC that would spell the nuts and bolts....would you guys know or have an existing format that I can may be twick and use (I don't have the money for an attorney)

If you have a group, I would HIGHLY recommend having an attorney draw up the papers. I understand you don't have money for that. However, I bet your investors wouldn't mind fronting that cost, if it was going to protect them and their position.

LLC only gives the legal entity. More important you get a good operating agreement. For this I suggest a good real estate attorney that has done it before. Ask to see some that he has done.
