List Providers (Fees)

What kind of fees are typical for listing brokers to charge? In my area there are not any online lists for the counties I am working. There is a list provider who charges about $100-$125 a month for each list. Meaning: Foreclosure list + Bankruptcy list + Divorce list + Lis Pendens etc..... If I want access to five different lists, the fee would be about $6-$700 a month.



Does this seem about average?

    I pay $600 a year for the foreclosure list in excel format.

    It gets emailed to me once a week.

    If you want NODs get them from your title company or check online to see if your county recorder is online with that info..

    A legal newspaper is your best bet...

    In my local newspaper in the public notice section I see "Notice of Substitute Trustee Sale" and it gives the address and date it will be sold at the court house. Do these people still have time to sell their house? Should I be marketing to these people?

    I cant quote the saying correctly but it goes something like if you know 12 people who know 12 people who know 12 poepele you an contact your entire city..

    I would start calling everyone you know and let them know that your in the investment business and that you offer a finders fee on deals they bring to you that you end up purchaing...

    Ask them to pass it on..

    Then start telling all those that you cant contact via the telephone, everyone from your pastor to the mail carrier.. Your teller at the bank to your groceriy store clerks.

    Make it a point to pass out 10 business cards a day, number them 1 through10 so you know how youre doing throughout the day.

    As for networking with your competition or new investors, in every ad put a side line that reads "earn www.500.oo per referral call xxx-xxx-xxxx"

    Those that understand what that means will call you.
