lis pendens
Does anybody know of a data company that provides lis pendens (defaulted mortgage) for the state of Minnesota???
I use the paper that the foreclosure sales are published in, but it seems the information is outdated, in other words, somebody has already beaten me to the punch.

I'm originally from Alabama. they have a service just as you spoke of. I was always behind someone else.
I recently learned why. The person who was beating me to the deals was a person who went to the courthouse directly. Also ..... he was not only an investor....he provided the list to the service. Atleast in part...by what I've been informed. I don't know how true this is...but does make sense.
yes, your best bet is doing your foot work your self. here is a twist after you learn how teach someone else and tell them if you end up buying you will give them a fee so your time can be spent doing deals
