Lis Pendens Lists.
I was looking for a way to find out how to get a list of preforeclosed homes. I know the best way is to go to the county clerk's office and ask for the lis pendens list, but i have trouble doing that since i have a full time job and the office closes when i get out of work. I was surfing the web and found several websites who sell lis pendens lists. Now these lists are not cheap but I was wondering if you guys would reccomend purchasing these lists. How up to date are they? I reside in Central Jersey and I found a lis pendens list selling company that just sells these list in NJ. Has anyone used these sites and found deals off of them? Let me know if you have or what you think. Thanks

Check your local newspaper. All foreclosures must be published in the newspaper. Ask the newspaper if they are the "adjudicated" newspaper for the area.

be careful of buying lists. I know of a lady in FL who sells such list and her company is legit. however, she told of stories where people were selling her list. They got the information, retyped it, then sold it. She charges a monthly rate/fee and you can vist and do as many searches as you please in your given purchased time period. her figures read below:

What does adjudicated mean?
maverickstar, in NJ, a property whose mortgage loan has been foreclosed will only be advertised in the newspaper when and if a Sheriff's Sale has been scheduled... which is typically about 10 months after the lis pendens has been filed.
There are data collection/publications that list "preforeclosures" as well as those who simply list REO's.
The best bang for the buck for NJ preforeclosures would be NJForeclosure News, available in print by subscription or on newsstands, or on line.
There are others... but none match the accuracy of information, plus the many informative articles. I've save all my issues as reference material for the last 8 years or so.
