Light Manufacturing Facility: Boon Or Bane For Rentals?

Would a light manufacturing or commercial facility very close (as in across the street) to a rental property be a boon or bane as far as property values? It is not there yet but there are talks of the land being purchased for such.

Would tenants want to live close to one? I for one don't but then again if the tenant is employed at the site then that may be a different matter.

Any thoughts/experience on this?
