Letters to sellers that are nod
Hello guys. I am in the process of sending out letters to my NOD sellers. I typed out a letter but i am not sure if it will be effective. Its too short.
It is as follows.
Greetings,
My name is Gary. I understand that you may be experiencing some financial difficulties regarding your property. Diffucult things can happen and I may be in a position to help. I am a private investorand and would like to meet with you for a creative solution to your challenges. I do not charge commissions or fees.
Please call me at XXXXXXXXXX
What do u think guys???? I thinks its too short for a letter. Is there something I can add or change?

These folks want answers. They want to know PDQ what you are going to do for them. They have already (or will soon get) fifty or a hundred letters from speculators, investors, real estate brokers, mortgage loan solicitors, attorneys, and moving companies.
Make your letter stand apart.
Don't disguise the truth. Don't sugar coat the hard pill of losing one's home.
I would suggest that you outline some non foreclosure alternatives that you may be able to implement.
Just my opinion.
Thanks for the advise. I think you are right. The thing is i dont know what to write without maybe offending these people. I say this because they are already stressed out with all these people harrasing them.

Since I wear a few hats, I use an approach different from one that a Speculator/Investor might try.

My recommendation would be post this letter in the Freebies Section of TCI.
The posters requesting this information are opening themselves up to the e-mail harvestors for spamming purposes. We need to keep these predators away from TCI.

I looked at the Freebie section, and I'm not prepared to load a boilerplate sample of a letter sent to those facing mortgage &/or tax foreclosure. You've got to draw on your own experiences to create a sincere introduction. My letter(s) work for me because they are from the heart.
I try to place myself in their shoes and wonder how I would like to be treated.
I will tell you that the distressed homeowner is seeking information about the foreclosure process (which differs from state to state) and is seeking a way out from under a problem excluding a reverse in finances. In most cases, the foreclosure is a result of that problem. The Homeowner is both confused, and emotional. The emotions include denial, embarrassment, and, in some cases, anger. But in most cases, they all share in a thirst for information.
I give them that information. Not self serving information or a coarse solicitation for business... but real meat and potatoes. They want more information, too.
I work with the distressed homeowner in an effort to help exhaust viable options designed not only to save their home from foreclosure, but to preserve their continued homeownership. Utilizing accepted loss mitigation techniques
without creative deals...
I also present options for their consideration that would not result in their continued homeownership. I don't hold out that one option is superior to all others... because I don't know. Only the Homeowner knows what's best for his/her particular situation. It would be arrogant, inconsiderate, and premature for me to suggest that I knew what was best for the Homeowner.
I invite the Homeowner to call and discuss their problem. Over the course of several conversations (or emails) we explore and eliminate possible options or alternatives... and ultimately the Homeowners is faced with a decision. I help the Homeowner arrive at a decision, irrespective of how that decision would impact me. Sometimes, the decision gives rise for an opportunity to purchase at a discount, sometimes not. Either way, I've established a relationship. And, in my opinion, this business is about establishing relationships. Relationships with Homeowners, Mortgage Lenders, and Investors.
I am confident, though, that if the Homeowner is successful in saving the house... this time, that he/she will call if homeownership is again jeopardized by foreclosure. Since we've already danced and know each other.... we get right down to business.
So, your letter of introduction must speak of what you know... and it must be from the heart.
