Legal Or Illegal Quit Claim Deed

Seller signs agreement with buyer on Dec. 1,2003. Buyer advised me that he also signed quit claim deed at the time he signed the agreement. The quit claim deed was dated and notarized on the bottom for th 4th of Dec. 2003 by local clerk of court assistant this i assume was done in case of default. Buyer buys a house elsewhere and allows his sister to take over payments without default (no late payments)of original contract ,seller then begins to return checks after receiving a few payments from her and executes quit claim deed on the 23rd day of 2004. I would have to say that the executed date on the quit claim deed was left blank when notarized and then filled in when he executed the deed. Seller then sells the property for cash deal. Need some suggestions,Thanks

    Buyer bought on 1 Dec and executed QC Deed the 4th? What compensation did he receive?

    Sounds like he bought on the 1st and sold on the 4th??

    What did he pay for the privledge of owning house for 4 days?

    Seller did not execute the QC Deed on Jan 23, 2004, the buyer had executed it on 4th of Dec.
