Legal Description Of Property On Warranty Deed
I'm wondering if someone can clarify this. My understanding is that when using a Warranty Deed to take ownership of a property, the full, legal description of the property needs to be on the document.
I have recently been told that the property's parcel number will work just as well. Is this true?
Also, are there 2 legal descriptions for each property - one really long and another shortened - and do they both hold the same legal "water" when it comes to filling out a warranty deed.

I Usually get an "exhibit A" This is the legal discription, found in the regristy of deeds

Parcel number or legal usually work equally well, but your title co. is the one to answer this question.
If you're buying without title insurance (poor practice) then you'd need to check out the legal description and write it all in, and the parcel number, so there's no chance of mistake.
