Wanted! A Good Ad For Finding Rent To Own Buyers

Hello,

I am having a horrible time attracting rent to own buyers using the newspaper. I have run three different ads using the format Peter Conti teaches and I have gotten 1 call after running an ad for 3 weekends and spending nearly $200.

I was wondering if anybody has a killer classified ad that consistently attracts a lot of rent to own buyers?

Any help would be most appreciated!

    Is it close to any area attractions such as shopping centers or school districts? Is it newly remodeled-carpet, tile, kitchen, etc. Does it come with any perks-washer/dryer, anything. Add more attractions to your listing.

    Or try offering a free washer and dryer. The bottom line is to be creative and to try different things. I run my ads in the for sale section - sometimes, and then the for rent section. I use both, sometimes at the same time, but mostly I rotate them around. There are many other ads, but work them around and try to change the wording a little if you are not getting responses. If you have little response - you are asking too much or it is a boring ad! If you get too many, you may not be asking enough!

    The less info you put in....the more the calls you get....think of the ad as a teaser....yes, you may get more calls that aren't it isn't in there price range or something, but 'hey', keep their names and #'s for your next house that IS cheaper....if you have the price, address, and everything in the ad....what are they going to call and ask you? This is SALES, you have to SELL them that info on the phone, not in a black and white ad....creativity....make them want more info, and want to call...."OWN A HOUSE WITH BAD CREDIT! CALL NOW AND FIND OUT HOW!!''That I would call.....it creates excitemnt....Good luck and happy investing!!

    I do not suggest you use these words as listed, but create your own, throw some of the local slang in like "Yu Betchu"
    But attempt humor. You do not have to achieve it, just the attempt is enough.

    Your phone will be busy, but, you will have to dig thru the voices to find the one that will take care of the property and will treasure it as their own and will in time with luck. buy the joint.

    In any case you will meet some very interesting spacy people and sometimes in the secondary referals you will get a good tenant noh buyer.

    Has worked for me but being close to the film biz, I have used some really spacy ads in the Magazines of the Trades, Variety, The Reporter etc. etc.

    "Just lost your five picture deal? Got to move out of Beverly Hills? Come on, get real come to the valley, real people live here. Cheap rent and use it to buy the house. No champaign in the pool, but hell water is ok. Dont give up, fire your agent, write the great screen play in your own special writers den in the garage. Just like old times back in the middle west. You will love it and we will love you.

    Since you only have the one house, I would start with the area of town, especially if that area is in the first part of the alphabet and will show towards the beginning of your section in the newspaper.

    Also, I would not give the address. Make them call you. Also, do you put it in the For Sale or For Rent? I put mine in the For Sale only because it is much cheaper in my newspaper. But I would love to ...

    I'm running the following ad this Sunday in the local Sunday post under Rentals:
    West Bend: RENT TO OWN this Beautifully remodeled 4br, 1.5 ba, ranch with fire place, 2.5 car garage and finished basement on a quiet 1.5 acres with mature trees located Between Big and Little Cedar Lake for only $1,595.00/mo. Call OnTheWater xxx-xxx-xxxx.

    When folks call, I'll screen them to be sure they can afford the monthly rent and, of course, the small, non-refundable, downpayment.

    I'll let ya know how the above ad works.

    Is it possible the neighborhood is terrible? (your ad has the address)

    Is it possible that people out there dont do many deals like this so that they dont know what "rent to own" means?

    I am in South Florida. And L/O are very popular here. So I am surprised!!!

    I recently put an ad that said "Owner will finance" and I got 52 calls in one week.
    The house was $110,000 but yours isnt so much higher as to make that big difference.

    My ad had "Palm trees and tile throughout". "Best house on the block"
    So I got some calls from people who didnt need financing.

    But by and large I dont think it is the perks that sell these houses. At lower home price levels You are selling to people who need financing. They will take anything. They just want to own a home.

    Focus on what you are selling. And in this case, no offense, you are NOT SELLING THE TILES, or the proximity to schools or shopping or transit.

    You are selling the FINANCING to a dreamer who cant own a home without YOU!

    "Owner Finance or Lease to Own. No Downpayment. Own a home. Make your dream a reality. Stunning 3/2."

    You could use the "No Down" as a hook if you want. Then when they call you can say "No Down" was only for those with great credit. Is your score over 700?

    Or just be straight up front and say "Small Down".

    "Owner will finance. Small downpayment puts you in this stunning 3/2. Lease with Option also available."

    I recieved 30 calls the first day (stupid lady at the paper talked me into running it 4 weeks).

    Are you able to post these ads in the for sale section of your newspaper?

    When I try to post an ad without the price, they will not let me place the ad in the for sale section and say it has to be in the for rent section. Are any of you having this problem?

    Also make sure you have it put your listing in the 'My Properties' area. Your listing will be posted on www.AllYouCanRent.com as well.

    Have you tried bandit signs? I had a ridiculous return on the the 30 or 40 I had put out. I ordered blank bandit signs from www.harborsales.net and wrote on them with a big black marker. Had something like 250 phone calls in about 3 weeks time. Much cheaper than the paper. Oh the ad in the paper didn't get me too many phone calls.

    Let me see if I understand your problem correctly:

    You have an ad in a paper mirroring script written by Peter Conti, the self made mechanic milioner from Colorado. You scratch your had behind your ear all in surprise why the same scrip doesn't work in Chicago? So you post the question on TCI where different experts from all over the country are trying to figure out what's wrong with that? Some of them even went as far as to believe that it's before Christmas... (dear good, obviously the 1984 calendar needs to be replaced) What's wrong with that is that they do not take in consideration your local demographic!

    Ok, let me throw in my "single picture" advise: PLACE YOUR AD IN POLISH! After all your property is in Pulaski, right? Whose name do you think Pulaski is? British? If was British it would sound something like Card-i-gan or Pun-flet but it isn't. It's Polish as the Pirogy are and you should cater to your niche. Try that then come back and let us know if it worked or not.


    I really didn't mean that! My name is Omega and I am working on my anger management. What I am trying to say is that one man's phrase is not always going to work in every locale. You are actually saying too much. You should word an ad so to get a direct responce, a call to action. My friendly moderator, loanwizard says his ad reads Owner will finance "NO BANKS" 123 main st anytown call xxx-xxx-xxxx and it gets results. I will try to be nice and polite in my future posts because I don't want to be deleted.

    Are you running this ad in the major newspaper?

    Omega1,I agree you market a property to your biggest audience. You may want to use cheeseheads,packer fans,and/or Lambeau Field as references in your ad. Since you are in Green Bay,Wi. If you still get no response to your newspaper ad,try this place a bandit sign in the yard that say's "Help pick your new neighbor $500.00 Reward". I have used this technique for several years.

    I just started using 18"x24" signs in front of my properties that read

    Rent to own
    Special Financing
    xxx-xxx

    I recieve more calls from a sign on a house located on a side street than calls from my ad I placed in all the local papers (my ad had more details about the place).


    Less is more.

    I have yet to be asked how much will the house cost, they are more concerned with option deposit and monthly payment.
