Profitability Of Lease2purchase Investing In Germany
Hi,
As a german citizen I am evaluating the lease2purchase opportunities in Germany. It seams to me that the US lease2purchase principles are not applicable in Germany because there are in Germany much longer leasing periods (20 years)
What can be done in that case ?
Overvies of basic data in Germany
1) the investor which leases out the property is only the owner of the property when he is leasing out this property without possibility for cancelling for a min of 20 years.
2) if the investor leases out for less than 20 years he is considered a bank which gives a credit to a customer; this is an unfavourable situation for the investor.
The US property leasing rates seam to be much less
