Land Trust Method Of Purchasing Real-estate

Bronchik and Hanigan...these names were mentioned in addition to Bill Gaten as suppliers of do-it-yourself forms for the land-trust method of purchase. Do they also have websites? or phone numbers to contact? I'd like to purchase the necessary forms. Also, if there are any investors familiar with this method of purchase here in NC...do you know of any attorneys familiar with landtrust deals? Thank you in advance.

    I investigated Land Trust methods for 18 months after being burnt by just one of over 200 Lease Options transactions before I decided to try it. I would not invest in RE any other way.

    I drove to Denver and personally sat down with Bill Bronchick then I went to California and met Bill Gatten. I found that Bill Gatten has the most complete and safe Land Trust program available.

    I have made dozens of transactions since and not one cost me any money out of my pocket. I can also sleep at night knowing I have No Downpayments, No Monthly Payments, No Credit Checks, No Qualifying, No Tenant or Toilet Issues, No Liability, No Responsibility, No Future Obligations, etc, etc, etc.

    I still do Lease Options, Wraps, Equity Share, AITDs, Contract for Deed, etc. I just wrap them all in an Illinois type Title Holding Land Trust.

    I tried doing the documents myself to "save money". It doesn't work. I couldn't do it cheaper or safer than using NARS and Bill Gatten's services.

    I have since become a "Network Member" and Facilitator for North American Realty Services. It's the best thing I've ever done in business not to mention my RE Investing.

    I have been investgated the land trust in my home state michigan. some of the investor said they use it all the time but when I call my lawyer she said there is not such thing"land trust" in MI. Do you know anything about this?
    I want to use it for RE. would you give me some guidance? thanks

    Land Trust is a misnomer for TRUST and it is merely an entity holds title (in a Trust vs. Personally) it help to protect the title from lawsuits and aids in keeping the interest holders inside the Trust (Anonymous).

    Seek an Atty familiar with estate planning and TRUST under the Yellow Pages---preferrable one law-schooled in ILLINOIS since all other State's using title-holding Trust incorporate the Illinois-type for the basis of their model's structure.

    As for Title Co.s we use STEWART Title but if your local TAs have trouble the Docu+closing Reps at the NARS ofc.s can help them with the paperwork.

    You may also try Louis Brown who I think is a NC native. and has excellant forms.,

    I have called countless lawyers in MI . The best one post an answer like this :" what you are talking is a living trust, you put the property in there for estate planing. But no land trust in michigan."
    Did anyone heard about Drew Miles's land trust program? He made one presentation in our RE club meeting.

    Land trusts are used in all 50 states. Most Lawyers don't really understand them. That's not necessarily a bad thing either. Purchase some material on them. I'd recommend spending a few dollars on some books, or better yet, go down to the local public library and do some research on Land Trusts yourself. you can look in the public records for Trustee's Deed etc. if you need more evidence that they are used where you live. As stated by other posters in this string. If the attorney that you're speaking with doesn't know anythng about them, Talk to another attorney. Find those that specialize in Real Estate.
