Can I just go straight to the actual sales contract paperwork without wasting money on the OTP paperwork ?

OK, so can I download a form online that is legal & have it notorized instead of paying an attorney 100.00 or more ?
If we do this deal the agent might not be involved, it would be after the home is off the market or if I offer him enought to pay the agents commission and be done with them.
Also the home is being sold 'AS IS'.
