With all due respect, that would be like giving a loaded gun to someone who has never held one. Your first step should be to get a book or Course on Lease Options to learn all the nuances and how to protect yourself.
Also, don't really expect a lightbulb to come on when you get ahold of one. I purchased a kit of contracts from a website a few days ago. The L/O form was 2+ pages and written all in legalease.
I can't imagine whipping this out infront of a seller and saying "let me point out these few items and have you initial all 9 pages, then we sign at the bottom, and then we sign these 1 or 2 other documents and you give me your keys" I'm definately going to have to figure out a smoother way of doing this.

Thanks, guys. Points well taken. I have a copy of one now, and it doesn't really scare me. I hope to be an attorney "when I grow up."
Anyway, Mr. King, you said:

Can you please suggest some night time reading for me?
